Porthkerry House Bed & Breakfast – Booking Terms & Conditions      

We look forward to welcoming you to Porthkerry House Bed and Breakfast.  However, when you make your booking, you are entering into a contract with us so please read our terms and conditions of booking below.


Prior to arrival, as per current Government advice, please do not travel to us if you anyone in your party is showing any of the common symptoms of Coronavirus (fever, persistent cough, loss of taste or smell).  We will happily re-arrange your stay for a future date where possible, subject to our usual 7 day cancellation policy.

Should you feel unwell during your stay with any of the common Coronavirus symptoms (fever, persistent cough, loss of taste or smell) then you must notify us immediately.  In line with Government guidance, you will be asked to check out immediately in order to self-isolate at your home address.  If your symptoms become worse, you should seek medical advice.

Where travel is not possible, you will be liable for all costs incurred by us and extra nights and/or services provided.  This might also include the re-housing of guests who were due to occupy your bedroom.

Should we find coronavirus on site, or one of us as owners test positive or need to self-isolate, we may need to cancel your booking at short notice. Where this happens, a full refund or alternate dates will be offered.  Our liability will not extend beyond this where cancellation by us is required due to Covid-19 and/or Government guidance.

Your agreement to follow our temporary new procedures and extra measures such as wearing a suitable face covering when in public areas of the building is kindly requested and forms part of the Terms and Conditions of booking.  A copy of this document will be emailed prior to your stay and unless we hear from you, it is presumed that you are happy to continue with your booking.  If you would rather stay at a time when things are more back to normal, do please contact us.

Arrival and Departure

Check-in is available from 3.00pm to 9.00pm (15:00 to 21.00) on the day of arrival. Check-in times outside of these must be arranged with us before arrival.

We ask that you please vacate your bedroom by 10.00am (10:00) on the morning of departure (other times by prior arrangement).  However, you are welcome to leave luggage with us for collection later during the day.


Please note that we welcome younger guests aged 14 and above.  However, we do not have the facility to provide additional beds in any of our guest bedrooms and each bedroom can only accommodate a maximum of 2 adults OR younger guests aged 14 and over.

Reserving your room and our cancellation policy

Please take note of this cancellation policy before committing to a reservation.

In order for us to confirm your reservation, we need to secure your booking with a valid credit/debit card.  Your credit/debit card will not be charged until you stay with us.  However, please note our 7 day cancellation policy below.

If you are unable to secure the booking with a valid credit/debit card, then we require full prepayment of the total cost of your stay by BACS transfer within 3 working days.  Once this has been received, we will then send confirmation by email.  Our 7 day cancellation policy below will apply in such situations.

Bookings made online may be subject to differing terms and conditions in force at the time of booking. This is to protect your security in carrying out the booking and providing credit card details over the internet.

Cancellation by the Guest

We are a small bed and breakfast and cancellations can have a big impact on us.  We do, however, appreciate that unforeseen circumstances can intervene, and we will try and be as helpful as we can in all cases, however we need strict cancellation polices in place to protect our business too.

In the event of a cancellation up to 7 days prior to the scheduled date of arrival, then you will not owe us anything further and we will return any payment made at the time of booking.

If you cancel your reservation within 7 days of the scheduled date of arrival, you will owe us the full cost of your stay and this will automatically be taken from the validated credit/debit card provided at the time of booking.

Any guests failing to arrive on the date booked, without prior notification, will be responsible for a charge equivalent to the total cost of their stay.  Again, this will automatically be taken from the validated credit/debit card provided at the time of booking.

We take all bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made.

For this reason, we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees. In addition, we may take legal action, through the Courts, to recover any outstanding debts.

Cancellation by Us (excluding Covid-19 closure)

Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full.

Should you wish us to, we will attempt to book you into another local bed and breakfast establishment.

If the cancellation is within 7 days, where an alternative (available) local bed and breakfast establishment is more expensive than the bedroom you booked at Porthkerry House Bed and Breakfast, we will pay the difference for the first night of your stay only.  Our liability will not extend beyond these conditions.

Car Parking

A car park is available for guests’ use at the front of the property from the time of check-in until a guest checks out.  All cars are parked in the car park at the owners’ own risk.  There is one car parking space for each of our 3 bedrooms.  Additional parking for a trailer must be arranged/booked prior to arrival.

Change of Room

If a booking is made for a specific room and the room reserved is required to meet a specific guest needs, or rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality.  We will inform you of this as soon as possible.

Damage and Breakages

Please take care of our bed and breakfast. You are responsible and liable for any breakages or damage which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for small breakages, but we reserve the right to charge for repair/making good or replacement, if the damage is classed as significant.  An inventory of all room items is kept.


Some of the data gathered during the course of a booking may be held on computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information, please let us know.


You have access to the house and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility for these keys for the duration of your stay.  Lost keys will be charged at £20.00 per set.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, whilst staying at Porthkerry House Bed and Breakfast, unless proven to be caused by a negligent act by ourselves.

Lost Property

We are happy to return items that have been left following departure. However, there will be a minimum charge of £5.00 to cover postage and packaging.

Missing Items

We reserve the right to charge for missing items from your accommodation such as towels or bedding and keep an inventory of all such items.


Payment is due by the morning of departure.  We ask that BACS payments be made the night before departure to ensure transfer takes place.  An electronic receipt can be provided on request.


We have our own dog living at Porthkerry House Bed and Breakfast and she is not allowed in guest bedrooms.  However, we do not accept guest’s pets. Well behaved assistance dogs are always welcome.


We reserve the right to change our prices at any time. This does not affect bookings already made.


Smoking is NOT permitted within any part of Porthkerry House Bed and Breakfast. Please note that offending guests may be asked to leave immediately and will be liable for professional cleaning of their bedroom and any outstanding balance of nights booked but not taken due to early departure.

Termination Policy

Porthkerry House Bed and Breakfast reserve the right, at its discretion, to terminate, without notice, an individual’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non-compliance of our non-smoking policy may constitute termination). In such circumstances, any outstanding account must be settled and no refunds will be made.

Wi-Fi Access

By using our Wi-Fi service you automatically agree to the terms and conditions of use in force at the time.

We reserve the right to amend these terms and conditions at any time.
